Real Estate Website in Saudi Arabia: How to Choose One for Buying or Renting in Riyadh

The best real estate website in Saudi Arabia is the one that passes seven checks before you ever call an agent: a license you can verify, a clear price and size, search filters that save you time, real coverage of your city, complete project pages, a direct way to reach a human, and listings that are kept current. A site that clears all seven deserves your trust, however many ads it carries.
Diyar Roaa is a real estate website in Saudi Arabia based in Al Malqa, Riyadh. It lists properties for sale and rent in Riyadh and residential projects in districts such as As Suwaydi al Gharbi, Al-Uraija Al-Gharbiyya, Al-Rimal and Al Jazirah. This guide runs the same seven checks on Diyar Roaa that we ask you to run on any other site, and it separates what the site shows today from what you still have to confirm yourself.
Real estate website in Saudi Arabia: classifieds portal, brokerage platform or developer site?
A real estate website in Saudi Arabia collects sale and rental listings in one place and lets you filter by city, district, property type and price. Behind the search box, though, every real estate website in Saudi Arabia works in one of three ways, and each way changes what you should check.
Type of site
Who posts the listings
What to expect
What to verify
General classifieds portal
Many owners and brokers
Wide choice
Each advertiser's license and how recent the ad is
Company or brokerage platform
The company's own team and agents
Fuller details, direct contact
Brokerage license and the marketing contract
Developer's own site
The developer alone
Only its own projects
The off-plan sales license if the project is still being built
Diyar Roaa sits closest to the second type. It has a projects section, a properties section and an agents page, and its listings are marked for sale or for rent.
Seven checks for any real estate website in Saudi Arabia
1. License and ad license number
Under the Real Estate Marketing and Advertising Regulation, an advertisement outside electronic platforms must show the advertiser's name, the ad license number and its expiry date, and the broker's activity license number, as set out in the regulation's published text (in Arabic). The same text lets electronic platforms rely on ad data pulled from the regulator's systems through a technical link. The Real Estate General Authority (REGA) explains in its FAQ that the Fal (فال) advertising license covers visual, audio, print and electronic ads. The regulation also lists exceptions, so read it before assuming a missing number means a violation.
2. Price and size
An ad that says "call" where the price should be hands the work of asking to you. On 4 November 2026 Diyar Roaa shows a price range for some projects, such as Najd 4 and Amayer Tuwaiq, and only a call prompt on other listings. Ask for the price and the size in writing before you book any viewing.
3. Depth of the search filters
The site's filters cover country, city and district, sale or rent, and category: apartments, villas, townhouses, residential floors, residential buildings, compounds, land and commercial property. They also cover bedrooms, bathrooms, floors, and price and area ranges. Every extra filter means fewer listings you open for nothing.
4. Real geographic coverage
A long list of cities means little if most have a handful of listings. Depth in one city serves you better. The Saudi listings we reviewed on Diyar Roaa sit mostly in Riyadh, across As Suwaydi al Gharbi, Al-Uraija Al-Gharbiyya, Al-Rimal, Al Jazirah, Al-Hazm, Tuwaiq and Al-Malaz.
5. Complete project pages
A good project page on any real estate website in Saudi Arabia states the category, the location, the price or price range, the area and real photos. Open two or three pages and compare how much detail each gives. A big gap between pages usually points to incomplete data.
6. A direct way to reach a person
Look for a phone number, an email and a street address. Diyar Roaa lists a hotline on 920015776, the email info@diyar-roaa.com and an address in Al Malqa, Riyadh, and you can reach the team from the contact page.
7. Fresh data
Diyar Roaa marks some listings as rented, for example Al-Tunsi Villa, which tells visitors the property's status. Even so, confirm that a property is still available before you arrange a viewing.
Verify an advertisement in five steps
REGA launched an advertisement license inquiry service on 16 May 2024. Brokers, owners and property seekers can all use it. The steps take a few minutes and work on any real estate website in Saudi Arabia:
Find the ad license number on the listing, or ask the advertiser for it.
Open REGA's electronic services platform and go to the "Inquiries" section at the top of the page.
Choose the real estate advertisement license option, then enter the license number, the brokerage contract number or the property ownership document.
Read the result: the license is active, expired or canceled.
Match the advertiser's name and contact details against the license. If the project is still under construction, also check its off-plan sales license from Wafi (وافي), which REGA names as the body that licenses off-plan unit sales.
If you are not a Saudi national
Foreign buyers and residents have a new path in 2026. REGA announced that the Real Estate Ownership System for Non-Saudi Nationals took effect on 22 January 2026. Applications go through the official "Saudi Properties" portal, and the service covers residents, non-residents and non-Saudi companies. REGA ties ownership to a geographical zones document, so check whether the district you like falls inside a permitted zone before you pay a deposit. A listing on a real estate website in Saudi Arabia doesn't tell you that.

On experience, the company says on its About us page that it was established in Riyadh in 1445 AH as an expansion of a branch in Egypt founded 12 years earlier. It also states 12+ years of experience, 50+ major projects and 200+ employees. Those are the company's own figures, so ask which of its projects have already been delivered before you commit.
Riyadh listings on Diyar Roaa by district
Listings change often. This table is a snapshot from the site's listing pages on 4 November 2026.
Apartment, villa or residential floor: which suits you?
The filters on any real estate website in Saudi Arabia offer several categories, and knowing the differences saves viewings you don't need. These are the categories you will see on Diyar Roaa, each with a listed example:
What a deal really costs: transaction tax on listed prices
The listed price is not the full cost of buying. The Real Estate Transaction Tax is 5% of the property's value and is paid before or during the transfer of ownership, according to the ZATCA page on the tax. The table applies that rate to prices shown on Diyar Roaa on 4 November 2026:
Listing
Listed price (SAR)
Tax at 5% (SAR)
Najd 4
3,020,000 to 3,230,000
151,000 to 161,500
Amayer Tuwaiq
570,000 to 670,000
28,500 to 33,500
Jawharat Tuwaiq 8 (starts at)
620,000
31,000
These figures come before any support or exemption. The ZATCA page notes that the earlier implementing regulation has been suspended and replaced by a new law, so check the current terms for first-home support in the official source before you calculate your own number. Brokerage fees and financing costs are separate and aren't in the table.
Compare the price per square metre, not the total
When you compare listings on any real estate website in Saudi Arabia, divide the price by the area. A worked example with made-up numbers: a 120 m² apartment at SAR 600,000 is SAR 5,000 per square metre, while a 95 m² apartment at SAR 520,000 is about SAR 5,474. The cheaper apartment overall is the dearer one per square metre. You only see that difference once you run the division, and it matters most when you compare districts.
Red flags on any real estate website in Saudi Arabia
If two or more of these show up, run the license inquiry before taking another step:
An ad with no license number, or a number the inquiry doesn't confirm.
A price with no size, or a size with no stated district.
A request to transfer money before a viewing, or to an account that doesn't match the advertiser's name.
Photos that don't fit the district or the property type described.
Pressure lines such as "last unit" with nothing to back them up.
Which kind of site fits your situation?
Ask yourself three short questions to find the right real estate website in Saudi Arabia for your case:
Do you already know the district and the property type? Then pick a site with precise filters and many listings in your city, which is what Diyar Roaa offers in Riyadh.
Are you comparing several projects? Start from a projects page that shows category, price and area side by side.
Is the project still under construction? Then the license matters more than the photos: ask for proof of the off-plan sales license.
If you're searching outside Riyadh, start with a site whose listings concentrate in your city and run the same seven checks on it.
Frequently asked questions
What is the best real estate website in Saudi Arabia?
No single site suits everyone. The best one for you shows its advertising licenses, states price and size clearly, and covers your city in depth. Run the seven checks above on any candidate before you decide.
How do I check that a property ad is legitimate?
Use REGA's advertisement license inquiry service. It tells you whether the license is active, expired or canceled.
Does an ad have to show a license number?
Yes. The advertising regulation requires the ad license number to be shown, with listed exceptions, including an advertiser licensed to market an entire real estate project under other laws or regulations.
Does Diyar Roaa list properties for rent?
Yes. It is a real estate website in Saudi Arabia with a rent section in its main menu, and some listings are marked as for rent or already rented.
What is the real estate transaction tax rate?
Five percent of the property's value, paid before or during the transfer of ownership. Check the Zakat, Tax and Customs Authority for current exemptions.
What is the difference between buying off-plan and buying a finished property?
On any real estate website in Saudi Arabia you will see both kinds. A finished property exists and you can inspect it before paying. An off-plan unit is still under construction, so you verify its off-plan sales license through Wafi.
Can foreigners buy property in Saudi Arabia?
Since 22 January 2026 a REGA system covers ownership by non-Saudi residents, non-residents and companies, with applications through the Saudi Properties portal and ownership tied to geographical zones. Check the zone for your district first.
Final word and next step
Choosing a real estate website in Saudi Arabia is worth five minutes of checking: query the license, get the price and size in writing, confirm the property is available and work out the tax before you commit to any figure. The same steps apply to Diyar Roaa and to every other site.
If you're looking for an apartment, villa or residential floor in Riyadh, browse Diyar Roaa's properties for sale and rent, or write to the team through the contact page and ask for listings that fit your budget.
