Cityscape Global 2026 runs from Monday 16 to Thursday 19 November 2026 at the Riyadh Exhibition & Convention Centre in Malham, north of the city. Doors open at 12:00 pm and close at 10:00 pm every day. You have to be 18 or over to get in, and the General Pass was listed at $0 on the sale price when we checked. Diyar Roaa Real Estate is one of this year's exhibitors.

That covers the basics. The rest of this guide deals with what most listings skip: which pass is worth paying for, how not to end up at the wrong venue, how many stands you can realistically see in a day, and why the headline deal figures tell a homebuyer very little.

All of this comes from the official Cityscape Global website and its FAQ. REGA also lists the show on its Cityscape 2026 event page, naming investors, developers, brokers, real estate companies and homebuyers as the target audience.

What Is Cityscape Global?

It's Saudi Arabia's biggest annual real estate event: four days in which developers, banks, government bodies, investors and ordinary buyers share the same halls. The organisers describe it as the world's largest real estate exhibition.

Here's the part that changes how you should plan. Cityscape Global is really two shows running at once.

One is an institutional marketplace. Development agreements get signed, giga-project phases get announced, funds meet developers. The other is a retail marketplace, with homes released for sale, bank financing offers and first-time buyer workshops. The big stages and the Deals Hub mostly serve the first. The developer and bank stands are where the second happens.

If you're buying a home, you'll spend almost all your time in the second show. If you're an institutional investor, the reverse.

Who Runs It

The organiser is Tahaluf, a joint venture between Informa PLC, the Saudi Federation for Cybersecurity, Programming and Drones (SAFCSP) and the Events Investment Fund. According to the official Cityscape Global 2026 press release, the event is sponsored by the Ministry of Municipalities and Housing in partnership with REGA, Vision 2030 and the Housing Program.

Why should a visitor care? Because the sector's regulator is a partner in the room. A regulatory question about a project can sometimes be put to the right authority on the same day you hear the sales pitch.

Not to Be Confused With Other Cityscape Shows

The Cityscape brand covers several separate events. Search results mix them up, and so do some calendar sites.

If you're shopping for property inside the Kingdom, the Riyadh show is the one you want. If Egypt was your target, this year's Cairo edition has passed, though the Riyadh show does host international pavilions.

2025 Results and What's Announced for 2026

Metric2025 (actual)2026 (pre-announced)
Deals and on-site transactionsUS$63 billionNot known until the show
Attendance164,000+ from 120+ countriesNot stated as a number
Exhibitors577 from 42 countries600+ expected
SpeakersNot stated in sources we reviewed400+ across 4 stages
Exhibition spaceNot stated166,000+ sqm
Residential developersNot statedAround 200 local and international

The $63 billion figure is roughly SAR 237 billion, as reported at the close of the 2025 show.

Our view: that number tells you nothing about apartment prices on the show floor. At events like this, most of the headline value usually comes from development agreements and institutional partnerships, not from individual unit sales. Don't read it as a signal that you need to buy before the market runs away from you.

The more useful figure for a buyer is a different one. During the 2024 edition, the National Housing Company (NHC) set a Guinness World Record by selling 3,980 residential units in 24 hours. That gives you a feel for the scale of retail inventory, and for how fast some phases can sell out.

Who Should Go, and What to Focus On

Not every visitor needs the same day. Pick your row and plan around it.

You areWorth your timeSafe to skip
First-time buyer in Saudi ArabiaFirst-time buyer workshops, bank stands, developers in your target cityInstitutional investment sessions
Small-scale individual investorRental yield comparisons between similar projects, payment plansDay-one mega-deal announcements

Expat residentNon-Saudi ownership sessions, REGA representativesOffers in zones where you aren't eligible to buy

The takeaway from this table is simple. Cityscape Global is too big to see all of it. The narrower your goal before you go, the more each hour inside is worth.

Cityscape Global 2026 Tickets: Which Pass Is Worth It?

The official ticket page lists prices in US dollars, with final prices including 15% VAT. We converted them at the fixed rate of SAR 3.75 to the dollar:

PassCurrent sale priceIn SARFull priceIn SAR
General$0SAR 0from $27SAR 101.25
Business$450SAR 1,687.50$850SAR 3,187.50
VIP$1,750SAR 6,562.50$3,000SAR 11,250

What the Extra Money Actually Buys

This is the bit most people miss. According to the official page, the General Pass already includes access to newly launched developments, mortgage and payment-plan offers from developers and banks, expert-led sessions, and booking meetings with developers through the event app and Buyer Guide.

In other words, everything a homebuyer needs is in the General Pass.

The Business Pass adds working logistics: six weeks of early app access, dedicated parking, meeting spaces, on-demand support and post-event investment reports. The VIP Pass adds a VIP entrance and road, a lounge, priority seating at the opening ceremony and an invite-only developer event.

A quick decision test. If you'll hold more than three pre-booked meetings, or you need a quiet room to negotiate, the Business Pass makes sense. If you're looking for a family home, the price difference won't buy you a better unit or a cheaper offer.

Three rules from the ticket page worth knowing before you pay: fees are non-refundable and non-transferable, each person can hold only one pass tied to their details, and payment is by credit card online.

Getting to Malham: The Mistake People Keep Making

The Riyadh Exhibition & Convention Centre in Malham is not the Riyadh International Convention & Exhibition Center on King Abdullah Road inside the city. Some trade-fair calendar sites still list Cityscape Global at the old in-town address. Rely on them and you could be tens of kilometres from the real venue.

From the organiser's Plan Your Visit page:

  • The venue is about 30 km from King Khalid International Airport, the closest airport
  • Free shuttle buses run for visitors, with the schedule still to be announced
  • Taxis can be booked through the TAXA app or CTC
  • General and premium parking is available depending on your pass type
  • There's no cloakroom, so bring hand luggage only
  • Most international visitors need a tourist or business visa before travelling

Use the Google Maps link on the organiser's page rather than a generic search result. And if you live in central or south Riyadh, time the drive before the day: Malham is well outside most residents' usual routes.

How Many Stands Can You Actually See? A Simple Calculation

We haven't seen this worked out in any published guide to the show, and we think it matters more than any list of tips.

The show is open 10 hours a day, so 40 hours across four days. Your real visit is much shorter. Say you manage 6 effective hours in the halls, and each stand takes 20 minutes if you ask proper questions about price, payment schedule and handover.

  • 6 hours × 60 minutes = 360 minutes
  • 360 ÷ 20 = 18 stands in a day
  • 18 out of 600+ exhibitors = 3% of the show

Three percent. That's all you'll see properly in a full day.

So build your shortlist at home, not in the hall. Go through the Cityscape Global 2026 exhibitor list and the event app in advance, pick 10 to 15 that match your city, budget and unit type, and leave room for two or three you'll stumble on.

If you can go twice, use the first day to walk the floor and collect licence numbers and brochures with no money changing hands. Use the second to go back to the stands that survived your checks. That split alone protects you from most impulse decisions.

A Sample One-Day Plan

TimeWhat to doWhy
Before 12:00Arrive, park or take the shuttle, have your badge ready on your phoneDon't start the day in a queue
12:00 to 2:00Walk the halls without talking pricesLocate your shortlisted stands
2:00 to 3:00A buyer workshop or an Urban Stage sessionUnderstand the market before the sales pitch
3:00 to 6:00Nine shortlisted stands, 20 minutes eachCollect written offers and licence numbers
6:00 to 7:00Break and reviewDrop what didn't convince you
7:00 to 9:00Bank stands, then six more developersCompare financing against the offers you collected
After 9:00Leave before the exit rushGo home with a shortlist, not a rushed decision

That's about fifteen stands, close to the ceiling we worked out above.

What's Inside the Show

Beyond the developer stands, the organisers have announced several programmes aimed at buyers this year:

  • Urban Stage: connects buyers with developers and housing authorities, with project launches and live Q&As with property experts
  • First-time buyer workshops: practical guidance through the buying process
  • International pavilions: more than 10, with confirmed participants including Mountain View and Sharm Dreams
  • Financing offers: banks on site with offers and payment plans, worth comparing calmly rather than signing on the spot
  • Deals Hub and the Future of Living Summit: where major deals and projects are announced, mainly of interest to institutional investors

Before You Pay a Deposit at Any Stand

The show compresses time on purpose. An offer ends when the four days end, units are limited, and a salesperson says the price won't come back. Some of that is sometimes true.

Checking can't wait, though. We wrote a separate guide on checking Cityscape Global apartment offers before you sign, covering the free official REGA checks you can run from your phone, the escrow account rule, and the questions to ask in order.

If an offer says the developer will cover the tax, read our guide to real estate transaction tax in Saudi Arabia first so you know exactly what's being covered. And if you're investing, it helps to know how to calculate and verify real estate investment returns before comparing the yield figures you'll hear on the floor.

If You're an Expat Resident

Check your eligibility before the show, not after it. The organiser's page on foreign property ownership in Saudi Arabia says the updated law on real estate ownership by non-Saudis took effect on 22 January 2026, and explains the sessions on the topic. Zones and eligibility are set by REGA, so treat the show's sessions as an introduction and the regulator as the final word. Negotiating for a unit in a zone where you can't buy wastes everyone's time.

Diyar Roaa at Cityscape Global 2026

We're exhibiting at Cityscape Global this year, and the reason ties back to everything above: a visitor with a few hours needs someone who can narrow the comparison quickly.

Diyar Roaa Real Estate is based in Al Malqa, Riyadh, and works in real estate development and marketing. Our site lists Riyadh projects such as the Al Suwaidi Al Gharbi villas and Roaa 105 in Al Uraija Al Gharbiyah, alongside listings in Cairo, Dubai and Abu Dhabi for buyers looking beyond the Kingdom.

What we suggest:

  1. Before the show: browse Diyar Roaa's current projects and see which match your budget. If west Riyadh is on your list, our Al Suwaidi Al Gharbi neighbourhood guide gives you the location and services background before you ask about a unit.
  2. Book a slot:contact the Diyar Roaa team or call the hotline on 920015776 to find out where our stand is and book a specific time instead of waiting at peak hours.
  3. At the stand: ask us for the same documents we'd tell you to ask any developer for. That's the only fair way to compare, and we're happy to be held to it.

The Bottom Line

Cityscape Global puts a rare number of developers and banks in one place for four days. What makes a visit worthwhile is preparation: a pass that fits your goal, the right road to Malham, a shortlist you can actually get through, and checks you don't cut short because an offer is about to expire.

We look forward to meeting you at Cityscape Global 2026. If you'd like to arrive already knowing what you're after in Riyadh, the Diyar Roaa team can help you put your shortlist together before the show.

Event information is current as of 24 October 2026, based on the official sources linked above. Ticket prices and shuttle schedules can change, so check the official site before you go. This content is educational and isn't financial or legal advice.
