Buying a townhouse in Saudi Arabia means taking title to a two- or three-storey home with its own entrance and a wall shared with the neighbouring unit. It usually costs less to buy and maintain than a detached villa. Budget a 10% to 30% down payment and 5% transaction tax, then inspect the shared wall.

What a Townhouse Is, and How It Differs from a Villa, Duplex and Apartment

A townhouse sits in a row of attached homes. Each unit has its own front door, internal staircase and parking, and shares one or two side walls with its neighbours. Less land per household is what makes the price lower than a villa in the same district.

A duplex is two units in one building, often stacked, sometimes with a shared entrance. A villa stands alone on its plot. An apartment is one unit inside a block with shared structure on several sides.

If you want a private entrance and an internal staircase without paying for a full villa plot, the townhouse is the middle option. If you plan to extend the building later, a villa fits better.

Who a Townhouse Suits

Buying a townhouse in Saudi Arabia suits a family that needs three or four bedrooms and a separate majlis, and prefers a gated compound with shared amenities, and it also suits households stepping up from an apartment without a villa budget.

It fits less well if you want complete separation from neighbours or a large plot. For that reason, the decision about buying a townhouse in Saudi Arabia starts with how you live: family size, how often you host, and whether you need a private garden.

The Real Cash Cost of Buying a Townhouse in Saudi Arabia

The listed price is only part of the cash needed for buying a townhouse in Saudi Arabia.

The down payment, the real estate transaction tax and any brokerage fee all fall due up front. To show the arithmetic, assume a unit priced at SAR 2,000,000. This is an illustrative figure, not the price of a specific unit.

ItemCalculationAmount (SAR)
Transaction tax, no relief2,000,000 × 5%100,000
Transaction tax, citizen's first home(2,000,000 − 1,000,000) × 5%50,000
Brokerage, if charged2,000,000 × 2.5%50,000
10% down payment2,000,000 × 10%200,000
30% down payment2,000,000 × 30%600,000

In the lightest case (a citizen, first home, 10% down, brokerage paid) you need SAR 300,000 in cash. With full tax, 10% down and brokerage, you need SAR 350,000. With a 30% down payment, full tax and brokerage, the figure rises to SAR 750,000.

None of this includes furniture, fit-out or owners' association fees. These are the costs that buyers most often leave out when they first compare a townhouse with a villa.

Real Estate Transaction Tax on a Townhouse Purchase

The Zakat, Tax and Customs Authority sets the real estate transaction tax at 5% of the property value on transfer. Its page also records that state support for a citizen's first home rose from SAR 850,000 to SAR 1 million.

The same page notes that the regulation it describes stopped being enforced on 10 April 2025 and was replaced by a new law and implementing regulation. Check the authority's current text before you finalise any calculation for buying a townhouse in Saudi Arabia.

For who pays and when, read our guide to the real estate transaction tax in Saudi Arabia instead of repeating it here.

Financing: How Much Down Payment Do You Need?

Market sources currently describe a down payment of about 10% for a citizen's first home, 20% to 30% for a later purchase, and higher for foreign residents and investment property. These are indicative figures from secondary sources. The bank you apply to sets the final ratio from your income and existing obligations.

The implementing regulation of the Real Estate Finance Law on the central bank's rulebook states a 70% financing ceiling and allows the central bank to adjust it to market conditions.

That gap between sources is a reason to ask your lender for a written offer rather than rely on any article, including this one on buying a townhouse in Saudi Arabia.

The Sakani programme run with the Ministry of Municipalities and Housing is reported to subsidise financing profit on up to SAR 500,000 for eligible citizens. Confirm current conditions on the Sakani platform.

For a rough monthly payment, assume financing of SAR 1,800,000 (a SAR 2,000,000 price less a 10% down payment) over 25 years. At 5% a year on a reducing balance, the instalment is about SAR 10,523 a month. Banks calculate profit in different ways, so treat your bank's offer as the real number.

How to Inspect a Townhouse Project Before You Sign

Inspecting a unit before buying a townhouse in Saudi Arabia differs from inspecting a villa, because your unit touches someone else's. Ask for the full project file and verify it yourself.

  1. Title and subdivision: confirm the unit has its own title deed number, or that any shared ownership structure is clear in the contract.
  2. Off-plan registration: if the unit is still under construction, check that the project is registered in the Wafi programme at the Ministry of Municipalities and Housing before you pay anything.
  3. Building permit: ask for the permit number and date, and check that the areas in your contract match the licensed drawings.
  4. Party wall: ask about acoustic and thermal insulation between the two units, and for a drawing showing pipes and cables inside it.
  5. Shared facilities: establish who owns the internal road, security, pool and garden, and how upkeep costs are split.
  6. Owners' association: request the association rules and the expected annual fee in writing.
  7. Handover: write the handover date, the late-delivery penalty and the finishing specification into the contract.
  8. Parking: confirm the number of spaces inside the unit and at the entrance.

The General Authority for Real Estate offers property and advertisement checks. Start with its real estate inquiries page.

Maintenance and Resale Value

Each unit has less facade and roof, which is a quiet advantage of buying a townhouse in Saudi Arabia over a villa, so painting, roof waterproofing and landscaping cost less. In a managed compound, security and the pool are shared among more owners.

Resale value depends on the district, the quality of the compound and the developer's reputation more than on the unit type. Where villas are scarce, a well-designed townhouse tends to hold buyer interest.

Steps from Reservation to Title Transfer

Doing the steps of buying a townhouse in Saudi Arabia in order protects you from paying before you have checked.

  1. Set your budget: calculate the cash you need (down payment, tax, brokerage) and keep a reserve for fit-out.
  2. Get financing pre-approval: obtain a written offer before you reserve, so the permitted instalment is clear.
  3. Visit the project and unit: inspect the actual unit or show unit, and compare the facade and layout with the contract.
  4. Check documents: title, permit and registration, as listed above.
  5. Sign the sale contract: review delivery terms, penalties, the payment schedule and what the finishing includes.
  6. Financing and valuation: the bank values the property before it releases funds.
  7. Transfer: pay the transaction tax and complete the transfer through the Ministry of Justice's official channels, then register the deed in your name.

Step six surprises many buyers. If the bank values the unit below the sale price, it lends against the lower figure, and your real down payment rises by the difference.

Ready Unit or Off-Plan?

A ready unit lets you test the party wall, finishing and ventilation yourself before paying. Handover is immediate, so you can move in or rent it out at once, which is simpler for anyone buying a townhouse in Saudi Arabia for the first time.

An off-plan unit is often cheaper and allows staged payments, but it carries delay risk and the chance that delivery differs from the show unit. Three conditions make off-plan buying safer: official project registration, a payment schedule tied to construction progress, and a written late-delivery penalty.

Common Mistakes When Buying a Townhouse in Saudi Arabia

  • Judging by price per square metre alone: built-up area and plot area differ, so ask for both and get the drawings.
  • Ignoring the party wall: insulation faults show up after you move in, so listen to the wall in a ready unit if you can.
  • Reserving before financing approval: you may lose the reservation money if the bank declines.
  • Overlooking association fees: a high annual fee can cancel out a lower purchase price.
  • Not reading the late-delivery clause: a contract silent on delay leaves you with a weak claim.
  • Relying on figures found online: many articles about buying a townhouse in Saudi Arabia lag bank updates, and the ratio on your bank's offer is the one that counts.

Townhouse Projects from Diyar Roaa

We reviewed the projects section of the Diyar Roaa website on 21 October 2026. These are the entries that showed a townhouse explicitly.

Ayn Ass, Al Nada district, north Riyadh. A mixed-use project with 627 residential units across apartments, townhouses with private gardens, and penthouses. Prices shown for the project run from SAR 1,353,000 to SAR 3,230,000. It sits near King Salman International Airport and the King Abdullah Financial District.

Unit sizes listed are 60 to 81 m² for one bedroom, 94 to 127 m² for two bedrooms, and 154 to 196 m² for three bedrooms. The project page does not say which of these categories is the townhouse, so ask the sales team for the unit's area and price.

Z27, Al Suwaidi West, Riyadh. A townhouse project of floors and apartments. A unit has a car entrance, a men's majlis, a guest restroom, a living room open to the kitchen, and three bedrooms including a master. The project page shows no price, area or handover status, so request them from the sales team.

See the current listings on the projects page, and use the contact page for prices and viewing dates. If you are comparing with apartments, our guide to buying property in Riyadh covers that route.

Can a Foreigner Buy a Townhouse in Saudi Arabia?

Market sources say a foreign resident may buy one property for personal residence under conditions that include valid residency and approval from the relevant authority, with Makkah and Madinah excluded. Our article on Cityscape apartment offers notes that the Cabinet approved foreign-ownership zones in June 2026.

These rules are changing. Confirm the conditions with the official body at the time you buy and before you commit any money.
